What are home measurement services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement service, a certified appraiser measures the home or property with a measuring tool — either a tape or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch the property. Then, the appraiser develops a report and a more detailed sketch showing the total living area of the house and the overall layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service needed?

Challenging property taxes

Tax records often reflect inaccurate area of a property because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more space than you own! Unless a certified appraiser has recently executed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Putting a home up for sale

A measurement service can ensure that you're paid a fair price for your property. Living space is one of the biggest factors potential buyers consider when purchasing a home — but since these values are often approximated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the number of interested buyers.
